The idea

Expensive repairs almost never start out expensive.

A failed caulk line, a hairline crack, a slow leak behind a cabinet. By the time a homeowner notices, the fix is no longer cosmetic. Membership puts a contractor on the property twice a year, so problems get found while they are still small — and so you already have someone to call when they are not.

Step 1

Choose your plan

Two or four visits a year, depending on the property and how hard it works. We schedule the first inspection as soon as you join.

We walk the property

The same checklist every time, inside and out. Visual inspection only — we don't open walls or run destructive tests.

Step 3

You get the report

Findings, photos, a priority level for each item and an estimate where one is needed. Nothing is bundled into a sales pitch.

Routine upkeep — sealing, cleaning, adjusting. Cheap now, and it stays cheap.

Repair soon

Still contained, but it won't stay that way. Worth putting on this year's budget.

Costly if ignored

Actively causing damage or about to. This is the category the membership exists to prevent.

Questions

Before you sign up.

Is this the same as a home inspection?
No. A pre-purchase inspection is a one-time snapshot for a transaction. This is ongoing oversight by the contractor who would actually do the work — and who sees the property again in six months, with the last report in hand.
Do I have to hire Panizza for the repairs?
No. The report is yours and you're free to shop it. The member discount applies when we do the work, and members go ahead of the general schedule.
What if something breaks between visits?
Call us. Members get priority response and preference in scheduling, and small questions can be handled over the phone at no charge.
Do I need to be there for the inspection?
Not if we have access. Many members leave a key or a code and simply receive the report afterward. For the first visit we prefer to walk the property with you.
Can I cover more than one property?
Yes. Plans are priced per property, and portfolios are quoted together. Tell us how many properties and where they are.
